What are the three phases of the process?

Onboarding, active tenancy, and lease conclusion.

What happens during onboarding?

Depending on whether the unit is already tenanted, vacant, or not yet handed over, we run condition checks, key handover, marketing, and Ejari registration.

What do I approve during the process?

You approve the tenant, set your maintenance threshold, confirm the rent increase rate at renewal, and tell us when you want to sell.

What happens during active tenancy?

We handle move-in inspection, rent collection, secure deposit holding, maintenance, and instant reporting through the Smart Portal.

What happens at lease conclusion?

Either the tenant renews, through index calculation, notice, and re-registration, or the tenant leaves, through exit inspection, deposit adjustment, and remarketing.

How quickly can you start?

Under active tenancy, we can take over within 48 working hours. For a vacant unit or new handover, we can begin as soon as you're ready.

Can you take over mid-tenancy?

Yes, we coordinate directly with your existing tenant during onboarding, whether the unit is already tenanted or not.

How do I stay informed without being interrupted?

Through the Smart Portal, which gives you real-time statements, voucher downloads, and access to every Ejari and tenancy paper.

Do you handle new handovers as well?

Yes, our RERA-licensed engineering inspectors carry out heavy snagging reports directly with developer handover teams.

What happens at renewal?

We check the rent index against RERA rules, deliver the official notice, and issue a new lease and Ejari renewal once you confirm the rate.
