1. About these terms
These terms govern your use of propertymanagement.ae (the "website"), operated by Provident Property Management, the property management division of Provident Real Estate, RERA ORN 1933, Business Central Towers, Al Sufouh, Dubai, UAE.
By using the website you agree to these terms. If you do not agree, please do not use it. Our Privacy Policy also applies and forms part of these terms.
2. Using this website
You may use the website for your own information and to contact us. You agree not to:
- Submit false, misleading or someone else's details in our forms.
- Use the website for anything unlawful, fraudulent or harmful.
- Try to gain unauthorised access to the website, its servers or the Smart Portal, or interfere with how they work.
- Copy large parts of the website, or collect data from it with automated tools, without our written permission.
We aim to keep the website available and accurate, but we do not guarantee it will always be available, error-free or up to date. We may change or withdraw any part of it without notice.
3. Our services
The website describes our property management services: leasing, rent collection, maintenance, legal support and owner services. Descriptions, package contents and examples are general information, not an offer that can be accepted online.
Rental valuations, yield calculations and market figures on the website, including the results of the rental yield calculator, are estimates for guidance only. They are not a formal valuation and should not be relied on for financial, investment or legal decisions without professional advice.
Submitting an enquiry does not create a contract between us. We will confirm in writing if and how we can help.
4. Management agreements
When you appoint us to manage a property, the services are governed by the property management agreement you sign with us, together with any power of attorney you grant. If anything in these terms conflicts with your signed agreement, the agreement takes priority.
Use of the Smart Portal by landlords and tenants is also subject to any portal terms presented when you register.
5. Fees and payment
Package prices shown on the website are indicative and exclude VAT unless stated otherwise. Your actual fees, how they are calculated (flat annual fee or percentage of annual rent), payment terms and any additional costs are set out in your management agreement.
Contractor invoices, government fees and other third-party costs are charged as set out in your agreement. We may update our published prices at any time; changes do not affect agreements already signed.
6. Intellectual property
The website and its content, including text, design, logos, photographs, graphics and software, belong to us or our licensors and are protected by intellectual property laws. You may view and print pages for your personal use. Any other use, including copying, reproducing or republishing content, needs our prior written permission.
"Provident" and the Provident logo are our trade marks. Third-party names and logos, such as award bodies and partners, belong to their owners.
7. Limitation of liability
To the extent permitted by UAE law, we are not liable for any loss arising from your use of, or reliance on, the website or its content, including estimates and market information, or from the website being unavailable.
Nothing in these terms limits liability that cannot be limited under UAE law. Our liability for services we provide under a management agreement is governed by that agreement.
8. Third-party links
The website links to other websites and services, such as WhatsApp, Google Maps, YouTube, award bodies and partner programmes. We do not control them and are not responsible for their content, availability or privacy practices. Using them is subject to their own terms.
9. Governing law
These terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates. The courts of Dubai have exclusive jurisdiction over any dispute arising from them, except where a dispute falls within the jurisdiction of the Rental Dispute Centre or another competent authority.
10. Changes
We may update these terms from time to time. The "last updated" date at the top shows when they last changed. Continuing to use the website after a change means you accept the updated terms.
